Gagner clinic purchases land for $175,000 cash. the clinic assumes $1,500 in property taxes due on the land. the title and attorney fees totaled $1,000. the clinic has the land graded for $2,200. what amount does gagner clinic record as the cost for the land?

[ad_1]

If the clinic “assumes” property taxes, it should mean the property taxes were for a past period, so it counts as part of the cost.  If the property taxes are for a period after the transaction, it does not count as part of the cost.  Finally if property taxes straddle the transaction date, the prorated part prior to that date counts as cost.

Title and attorney fees can count as cost.

Grading the land is what he decides to do after the transaction, so does not count as cost.  If this was a condition for the transaction, the previous owner should have paid for it.

Hope everything is clear.

In an origin contract, when does title pass to the buyer?

[ad_1]

Answered by answersmine AT 22/10/2019 – 05:22 AM

A title is handed to the buyer after the delivery of goods are passed by the seller to the buyer. There are instances where the buyer does not accept the goods, a “breach” then happens because of some conditions of the goods. There are other more instances which are indicated on the agreement that guides both seller and buyer to have a good business transaction. This agreement is under the shipping terms between the shipper and buyer.

What is the best reason that the title of an article published on a website might not help to determine if the information is reliable? 1 Sometimes, titles are limited by space and the number of letters used. 2 Some sites make titles that seem important. 3 Titles attract readers; they do not guarantee accuracy. 4A cute title is usually a sign of humor, not fact.

The idea that supports the claim that “Smaller offices are more honest than big ones” is the one mirroring offices to street crime.

Quote: ‘There is far less street crime per capita in rural areas than in cities, in large part because a rural criminal is more likely to be known (and therefore caught). Also, a smaller community tends to exert greater social incentives against crime, the main one being shame.’

This means that in smaller places people tend to know everyone who happens to be around, as well as the people to whom this person may be related. This situation makes it easier for people to identify a possible criminal and therefore caught them, using shame as a weapon to punish them. Keeping up with the analogy, a person found guilty of a crime may be kicked out of a small town the same way they would be fired from a small office, which leads to the conclussion that smaller (places) offices remain more honest than big ones, since all criminals are dismissed.

Dearest great-granddaughter,
I have been through thick and thin, hardships and moments I will remember forever. I am passing this on to you, for I know I may die soon but you will surely live on to the 2000th century. Below is enclosed the changes I have been through and advice to help you through them in the future.
  Wars are awful,terrible,terrible things; it hurts the lives of many. As soon as you think everything is better it gets worse again. You find everything around you crashing down. My advice on this is: stay strong and believe in what you know is right. Military has never been an easy topic. I cry for fear of what may happen to you, but no matter what, STAY STRONG. This is important no matter what.
  All through your life, you will find people changing and growing into different lifestyles. This is okay. Culture is meant to change, my dear. Choose what you feel is right and live it out with all your might. Culture is what makes us unique. We all have at least a little bit of variation.
  Now for science and technology. Oh, the times, they are changing! It seems every day a new man finds a solution to a problem he has been searching for for years! First, it was that man Thomas Edison, presenting the light bulb and now W.H. Carrier patents the design of the air conditioner! Oh, I’m sure soon there will be a different type of telephone and all these fascinating things to imagine! I do wish I could watch it all, but I’m afraid my days are numbered.
  I love you, dear, and I hope that this will help you find your way through life. Embrace the bad things that happen, so you can love the good things even more. I love you with all my heart.
With Love,
So-and-so

Answer:

Privatization of Industry decreases wealth and equality

Explanation:

Boris Nikolayevich Yeltsin was president of the Russian Federation, a position he held between 1991 and 1999. On July 11, 1990, during the celebration of the XXVIII Congress of the Communist Party of the Soviet Union, Boris Yeltsin announced his resignation in the CPSU. In the presidential elections of June 1991, Boris Yeltsin, standing as an independent, was elected president of the Soviet Federative Socialist Republic of Russia with 57% of the votes.

In August 1991, Yeltsin won international applause by promoting himself as a democrat and by challenging the August 1991 coup attempt carried out by hard-line communists in the Soviet government and in the KGB. After the dissolution of the Soviet Union in December 1991, Yeltsin undertook to transform Russia’s socialist economy into a free market economy and implemented economic shock therapy, liberalization of prices and privatization programs. Due to the privatization method, a large part of the national wealth fell into the hands of a small group of oligarchs.

The Yeltsin era was marked by widespread corruption, economic collapse, two wars in Chechnya and huge social and political problems that affected Russia and other former states of the Soviet Union. During the first years of his presidency, many of Yeltsin’s political supporters turned against him and Vice President Aleksandr Rutskoi denounced the reforms as an “economic genocide.” Constant confrontations with Parliament culminated in the Russian constitutional crisis of October. of 1993, when the Parliament tried to remove Yeltsin from his post and this, in response, besieged the Russian White House, which killed hundreds of people. Yeltsin got rid of the current Constitution, temporarily banned political opposition and continued with his economic experimentation. He then introduced a new Constitution with a strong presidential power and which was approved by a controversial referendum before the end of the year.

On December 31, 1999, Yeltsin made a surprise announcement of his resignation, leaving the presidency in the hands of his successor, the then prime minister, Vladimir Putin. Yeltsin left the position being widely unpopular among the Russian population. According to some estimates, their approval ratings upon leaving office were as low as 2%.

Life as we know it has completely changed since, with everyone having instant access to other people around the world through multiplayer games, text messaging, voice, and more. “Lift Every Voice and Sing” is filled with vivid figurative language. In the table, list four types of figures of speech and give examples from the poem. Then discuss the meaning and importance of each example. Lift Every Voice and Sing by James Weldon Johnson Lift every voice and sing Till earth and heaven ring, Ring with the harmonies of Liberty; Let our rejoicing rise High as the listening skies, Let it resound loud as the rolling sea. Sing a song full of the faith that the dark past has taught us, Sing a song full of the hope that the present has brought us. Facing the rising sun of our new day begun, Let us march on till victory is won. Stony the road we trod, Bitter the chastening rod, Felt in the days when hope unborn had died; Yet with a steady beat, Have not our weary feet Come to the place for which our fathers sighed? We have come over a way that with tears has been watered, We have come, treading our path through the blood of the slaughtered, Out from the gloomy past, Till now we stand at last Where the white gleam of our bright star is cast. God of our weary years, God of our silent tears, Thou who hast brought us thus far on the way; Thou who hast by Thy might Led us into the light, Keep us forever in the path, we pray. Lest our feet stray from the places, our God, where we met Thee, Lest, our hearts drunk with the wine of the world, we forget Thee; Shadowed beneath Thy hand, May we forever stand. True to our God, True to our native land.

imagery : “Facing the rising sun of our new day begun” paints a vivid picture and emphasizes the meaning, purpose, and emotional weight of the piece

alliteration: “Sing a song full of the faith”. contributes to the musical quality

oxymoron: “silent tears” intensifies the emotional content of the poem

simile : “loud as the rolling sea” conveys a sense of widespread rejoicing

Genes are found in all cells of the body. They’re like chemical codes that determine a person’s physical traits. Genes determine a person’s height, skin color, eye color, blood type, and many other things. To see if people with the same genes had about the same intelligence levels, a group of scientists conducted a study of 20 pairs of twins. Ten pairs were identical twins, both developing from the same egg in their mother. The other ten pairs were fraternal twins. They were born at the same time but from different eggs in the mother. Identical twins have almost identical sets of genes, but fraternal twins don’t. After studying the 20 pairs of twins for 10 years, all of the individuals were given an intelligence test. Scientists found that the intelligence scores of the identical twins were very close. Overall, the test scores of the identical twins were much closer together than those of the pairs of fraternal twins. 1. What conclusion can you draw from the paragraphs? 2. List the main facts that helped you draw your conclusion.

Answer:

 1  People with identical genes have very similar scores on intelligence tests.

2   A person’s genes determine many of their physical traits. Identical twins have nearly the same genes. Fraternal twins have different genes. The intelligence scores of identical twins were much closer together than those of fraternal twins.

 3  A candle flame is compared to love.

4    Love is not to be spoken. It’s to be held inside. To express love, we should whisper hopeful words to each other, especially at a time when things may look bleak and hopeless.

How does listening to your work out loud help to improve your sentence fluency?

Listening to your work aloud helps to improve fluency because it helps to convey written ideas, as easily. When listening to your work aloud it is possible to analyze sentence by sentence until analyzing entire paragraph. This makes you familiarize yourself with the written words and the line of reasoning created by them. As you become familiar with the line of reasoning, read the paragraph aloud several times until you stumble across no words or pause in the wrong places. This will result in fluency.

To get to fluency, you need to read your work aloud faster. If you can see the relationship between the words of the sentence, you will be able to visualize more than one word at a time and predict what comes next. This will do a lot to make it work well.

The university took a phone survey of 3421 students about tuition. Of the students surveyed 2004 of those students believed that tuition was too high. What is a good prediction of how many students think tuition is too high if there are over 25,000 students at the university? A. 13,645 students B. 12,645 students C. 14,645 students D. 17,645 students

Answer:

C. 14,645 students

Step-by-step explanation:

Let x be the number of students who think tuition is too high if there are over 25,000 students at the university,

So, the ratio of students who think tuition is too high and total student = frac{x}{25000}

Given,

Out of 3421 students, 2004 think tuition is too high,

Thus, the ratio of students who think tuition is too high and total student = frac{2004}{3421}

implies frac{x}{25000}=frac{2004}{3421}

By cross multiplication,

3421x=2004times 25000

x=frac{50100000}{3421}=14644.8406899approx 14645

Hence, the predicted number of students who think tuition is too high is 14,645.

Option ‘C’ is correct.

Is the following conditional true or false? If it is true, explain why. If it is false, give a counterexample. If it is snowing in Dallas, Texas, then it is snowing in the United States.

Based on the given statement above, the conditional would be FALSE. A conditional statement is an if-then statement which makes “if” as the hypothesis and “then” is the conclusion, but not all conditional statements are true. Based on the truth table, “snowing in Dallas’ Texas” is considered true, but “then it is snowing in the United States” is False, which makes this statement FALSE.

THE MAKING OF A NATION – a program in Special English on the Voice of America.

The 1920s are remembered today as a quiet period in American foreign policy. The nation was at peace. The Republican presidents in the White House generally were more interested in economic growth at home than in relations with foreign countries.

But the world had changed. The United States had become a world power. It was tied to other countries by trade, politics, and joint interests. And America had gained new economic strength.

Before World War One, foreigners invested more money in the United States than Americans invested in other countries — about three thousand million dollars more. The war changed this. By 1919, Americans had almost three thousand million dollars more invested in other countries than foreign citizens had invested in the United States.

American foreign investments continued to increase greatly during the 1920s.

Increased foreign investment was not the only sign of growing American economic power. By the end of World War One, the United States produced more goods and services than any other nation, both in total and per person.
